À la Carte Concierge, Property Management, and Cleaning Services

One of the biggest challenges in renting your own vacation rental property may be in obtaining reliable cleaning and maintenance services. The large property management firms only are willing to help you if they are managing and renting out your property and charging their 40-50% property management fee.

We have frequently heard from our clients and have experienced ourselves how difficult it is to find someone to do something as simple as change a light bulb or put new batteries in the smoke detectors. Finding reliable cleaning staff that actually show up can also be quite a challenge.

To make your life as an owner even easier, we now offer à la carte Concierge, Property Management and Cleaning Services in selected resort areas. We will be expanding these management services to include other major resort communities upon request.

You pay for only the services you need, at a competitive rate for your resort community. All service providers are bonded and insured, so you are assured of their reliability and trustworthiness.

Some of the many services we offer through our affiliate, 123 Property Management:

Cleaning Services

  • Off-Season Deep Clean
  • Cleaning after every rental or per request
  • Weekly, Bi-Weekly or Monthly services
  • Laundry Service of all linens, towels etc.

Scheduled Home Maintenance

  • Regularly replace light bulbs, batteries in smoke alarms, thermostats
  • Change filters on furnace
  • Maintenance inspection, inventory and evaluation. Written report provided
  • Preventative maintenance as required

Periodic Property Checks

  • Freeze alerts, check for frozen, damaged or leaking pipes
  • Check security system, change the passcodes on a regular basis
  • Get new keys made, and change locks if necessary
  • Check for open or unlocked doors or windows
  • Check for toilet leaks or other plumbing problems
  • Check for phone dial tone
  • Check internet, stereo and cable tv
  • Check fireplace functionality (gas/electric)
  • Check heat system functionality and temperature setting
  • Regular property checks before and after a rental occupancy
  • Photographs or video tape of unit provided to monitor damage and provide recordkeeping

Repairs and Maintenance

  • Schedule and let in sub-contracted maintenance people such as furnace repair or plumbers
  • Provide list of preferred local service providers
  • Construction project management for larger projects. Let workmen in, and oversee work. Provide video tape of work progression

Check In/Check Out

  • Set up lock box system or keyed door entry
  • Arrange for key to be dropped off and picked up at unit
  • Check in guests at the unit
  • Visit to make sure guests are not arriving before scheduled, leaving late, bringing pets, bringing more guests than arranged, etc.
  • Turn off security alarm once guest arrives and turn back on when guest leaves

Emergency Contact Person

  • Available if there is a problem in unit, such as lack of hot water
  • Guest has question, needs another set of keys or is locked out
  • Maintenance emergency, e.g. flooding

Alarm Company Point of Contact Service

  • False alarm service. If the alarm is set off, we are contacted first and will respond. Can identify false alarms and eliminate charges from the Sheriff’s department

Snow Removal and Lawn Maintenance (Provide or Oversee):

  • Remove ice and snow
  • Lawn mowing and grounds maintenance
  • Basic landscaping, and pruning

Hot Tub Maintenance, per service plan:

  • Check and maintain chemicals (monthly/bi-weekly/weekly/as desired)
  • Drain/Fill
  • Clean
  • Mechanical maintenance

Home Item Acquisition, Delivery and Installation

  • Replace rugs, placemats, kitchen items etc.
  • Be available for furniture or appliance deliveries
  • Provide list of decorating, and local product providers
  • Interior Decorating (provide or oversee services)

Provisioning Services

  • Meal planning and preparation, including meal on arrival
  • Provide food products—pre-arrival shopping and delivery
  • Provide staples such as toilet paper, laundry detergent, dish soap etc.
  • Set up grocery delivery per your custom order
  • Set up beer/wine/liquor delivery per your custom order

Child Care and Delivery of Baby Items

  • Arrange babysitting
  • Crib delivery etc.

Transportation

  • Shuttle to/from airport
  • Pick-up/drop-off of rental car
  • Local shuttle service

Other Specialized Services

  • Shuttle to/from airport
  • Pick-up/drop-off of rental car
  • Local shuttle service
  • Ski rental
  • Boat Rental
  • Provide information about local activities and events
  • Arrange Special Activities
  • Catering for parties
  • Car Detailing
  • General Caretaking as requested
